When you book the holiday penthouse Naranjo59, you agree with the rental conditions below, as well as the internal regulations.

  1. BOOKING
    1. You can only book via the web page www.naranjo59.com  or via email, naranjo59.lc@gmail.com. Both ways of booking are binding. By making or confirming a booking, the terms and conditions become effective.
    2. Each booking is confirmed by the owner by means of a booking confirmation by e-mail.
    3. Within 7 days after receipt of this booking confirmation, a deposit of 30% of the total amount must be made. The balance must be paid no later than 4 weeks before the start of the rental period. If you make a booking within 4 weeks before the start of the rental period, you must pay the total amount at once.
    4. In the event of late payment of the deposit and / or balance of the rent, the owner is entitled to cancel the booking. The cancellation conditions described in art. 2 will then apply.
  2. CANCELATIONS
    1. You can cancel any booking free of charge within 7 days after the booking date. You can do this by email via naranjo59.lc@gmail.com.
    2. In the event of cancellation after these 7 days, the deposit will be retained as a cancellation fee.
    3. In case of cancellation within 4 weeks before the start of the rental period, the total rental fee (without the warranty and not-delivered services) will be retained as a cancellation cost.
    4. If circumstances force the owner to cancel the already rented penthouse, the tenant will be notified immediately and the owner will immediately refund the amount already paid.
  3. LIABILITY
    1.  Liability of the tenant
      1. The rented holiday penthouse must be occupied by the tenant, his co-tenants or his visitors with the required care and caution, keeping in mind the peace and tranquility of the environment.
      2. The main tenant informs the owner or keyholder if things are damaged or broken so that they can be replaced or fixed.
      3. The main tenant is liable for damage caused by him/her, by co-tenants or by any visitors, even if these are discovered after his/her departure. If any damage is found after the departure of the main tenant, he will have to comply with the decision of the owner/keyholder.
      4. The house rules provided and applicable to the penthouse are an integral part of the rental agreement and must therefore be strictly observed.
      5. Smoking: It is totally forbidden to smoke in the penthouse, not even on the terrace with the windows open. Smoke detectors are installed.
      6. Liability Insurance
        1. The tenant is requested to be insured for damage to third parties such as liability insurance (family insurance).
        2. The tenant is advised to insure his legal liability in the event of a fire caused by him in the concerning holiday home. Please check with your insurance agent.
    2. 2. Owner’s Liability
      1. The owner is not liable for any loss, theft, damage or injury of any kind caused to tenants of the penthouse.
      2. The prices and costs stated on the offert – at the time of booking – apply.
      3. The owner is not liable for damage caused by natural disasters, natural disasters, nuclear disasters, attacks, strikes, acts of violence and coming into contact with an aircraft or parts thereof.
      4. It may happen that work is carried out in the vicinity of the penthouse. For example, road works or construction sites. We are not responsible for any odor or noise nuisance.
      5. The owner is not always present on site. In the confirmation email of your booking you will receive the telephone number of the owner and the keyholder. If necessary, you can always contact one of these numbers. It is recommended to always contact the keyholder on site.
      6. Belgian law applies to all booking agreements and subsequent agreements. All disputes relating to this agreement will be settled by the competent court in Antwerp, Belgium.
  4. MAXIMUM NUMBER OF PERSONS
    1. In the house description on the website, the owner states the maximum number of people that may stay in the penthouse. This number (including all sleeping guests), in this case 6, cannot be exceeded under any circumstances. If this is exceeded, the rental agreement will be deemed dissolved by operation of law and access to the holiday penthouse will be refused without entitlement to a refund of the rent.
    2. If the maximum number of persons is exceeded, you are no longer compliant with regard to fire safety and fire insurance.
  5. MINIMUM AGE
    1. Due to the tranquility of the community, our penthouse is not rented out to groups of young people under the age of 25.
  6. ADDITIONAL TERMS AND CONDITIONS FOR THE USE OF ELECTRICITY
    1. Mentioned rental rates include energy costs, up to a consumption of 100 kWh per week; the excess consumption will be deducted from the deposit at a rate of € 0.25/kWh.
  7. END OF STAY – END CLEANING
    1. End of stay
      1. The rented penthouse must always be left tidy after your stay. This includes: clearing the penthouse: putting everything back in its place, emptying bins and putting all trash into the containers outside, emptying the fridge/freezer, clearing the kitchen counter, emptying the dish washer and putting the clean dishes in the cupboards and leaving the penthouse tidy.
      2. If the penthouse is in such a state that the final cleaning cannot be done within the pre-determined hours, the owner has the right to charge extra cleaning hours at 25 euros/hour/cleaner.
    2. Leaving the penthouse
      1. When you leave, please close the windows and doors and switch off the heating/cooling to prevent energy consumption that is no longer useful to anyone. If this has not happened, a surcharge can be charged in the amount of 15 € x the number of nights to which this period relates.
    3. Final cleaning
      1. On departure, the holiday penthouse will be cleaned for you. The costs for the final cleaning are €100 and must be paid upon arrival at the penthouse to the keyholder or have been paid up front.
  8. LINEN
    1. When the holiday penthouse is taken into use, the beds are always made and ready to use. At the end of the rental period you can collect the sheets in the laundry basket. We ask that you do not wash the sheets yourself. They always go to the laundry to be reused in impeccable condition.

  9. ARRIVAL AND DEPARTUREPlease strictly respect the arrival and departure times. We, as well as yourself we assume, like to arrive and stay in a clean and tidy holiday home. Therefore there must be sufficient time for a thorough cleaning between the departure of previous guests and the arrival of the new guests.
    1. Arrival time: Our holiday penthouse is at your disposal from 15:00, the day of arrival.
    2. Please let the keyholder know in good time when you will arrive. He/she will then welcome you and show you around the penthouse.
    3. A surcharge of 20€ will be charged for arrivals after 8pm. This is to be paid to the keyholder.
    4. Departure time: every day until 10:00.
    5. Departure and arrival times are always stated on the booking confirmation.
  10. GUARANTEE
    1. Our holiday penthouse has several valuables and the deposit serves to compensate for any accidents or damage.
    2. Complaints related to the accommodation and existing damage will be accepted up to 4 hours after your arrival. This must be reported to the keyholder.
    3. The penthouse is checked when cleaning. It is therefore during brushing that damage, loss or breakage can be detected.
    4. When everything has been left in good order and no damage or breakage has been found, your deposit will be returned by bank transfer at the latest 8 days after your stay (to the same account from which the payment was done). If the accommodation is not left clean or with damage and/or loss to the inventory for example, part or the total deposit may be withheld. If the damage exceeds the amount of the deposit, the tenant is obliged to make an additional payment within one week of notification.
    5. A conflict about possible damage is a conflict between the owner and the tenant. The owner decides on the deposit.
    6. It is a recommended to spontaneously report accidents to the owner.
    7. If something breaks, it is recommended to keep the broken pieces aside for the owner or the local responsible. In this way, it can be determined which broken piece it is concerning and this prevents discussions and misunderstandings. In the event of an accident or dispute, it is recommended to communicate with the person responsible on site and/or the owner. In this way things can be clarified and a solution can be proposed that both parties can accept.
  11. PETS
    1. Pets are not allowed in our penthouse.
